April 2005               Monthly Homeowners Meetings

The MCCIA board meeting was held on Thursday, April 14, 2005 – 7:00PM at the Fire Station on Landry.  Board members Linda Benge, Jill Chumley, Jennifer Moorhead, Walter Belmore, Ken Schiller, David Kopinitz and Mikel Fontana were present. Leigh Pollard was present to represent Sterling Association Service.   One Memorial Chase CIA homeowners attended. 

Minutes from the March 2005 meeting were not available; the board deferred their approval until the May 2005 meeting.  The board reviewed and approved the monthly management and collection reports for the period ending 03/31/05, 

Deed restriction violations were reviewed and Sterling Association Services was requested to forward letters on all violations approved. Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.   Failure to address the issue could lead to attorney fees. 

The 2005 Annual pool opening party will be held on Saturday – May 21, 2005.  The board approved the pool party notice and requested it to be mailed to all residents.   Residents can find the information on the pool party and pool tags on the association web site.  

The board discussed the recent change in the law by the Texas State Health Department that requires two lifeguards on duty at all times.  This change increased the annual lifeguard expense by $ 7000.00.  The board reviewed four options for the 2005 pool season that would be in line with the law change and work within the current 2005 budget without additional expense to the residents.  The detail will be provided to all MCCIA residents. 

The board discussed the completion of the pool fencing, neighborhood pest control spray that has begun, the change of electrical providers to Direct Energy, and the installation of the trash receptacle in the park area.   The board also requested a status update on the repairs of the barricade at the dead end of Highworth at Southleigh.
