August 2005               Monthly Homeowners Meetings

The MCCIA board meeting was held on Wednesday, August 17, 2005 – 7:00PM at the home of Mikel Fontana.  The monthly board meeting was rescheduled for the month of August due to a schedule conflict.   Board members Linda Benge, Jill Chumley, David Kopinitz, Walter Belmore and Mikel Fontana were present. One homeowner attended the meeting  

Minutes from the July 2005 meeting were reviewed and approved with corrections.  The board reviewed and approved the monthly management and collection reports for the period ending July 31, 2005. 

Deed restriction violations were reviewed and Sterling Association Services was requested to forward letters on all violations approved. Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.   Failure to address the issue could lead to attorney fees.  Residents are encouraged to contact the association to discuss any question regarding deed restriction issues. 

Jill request that the tennis court gate be checked as at times if will close and become very hard to reopen. The gate will be checked within 48 hours and addressed as needed. 

Residents are reminded if they have question regarding past due accounts to please contact Sterling ASI for account status.   Past due accounts were turned over for collection in July to association attorney. 

The board reviewed the regular pool season attendance records.  The pool will remain open weekends only until the Labor Day holiday.  

Mikel reported that candy was passed out to Memorial Chase residents during Nation Night Out.  Special thanks to the members of the Klein Volunteer Fire Department – Station 33 and the Sheriffs Department for help make this event a success. 

The board will begin the 2006 budget process at the next meeting with a target to have it completed and approved at the October meeting.   The board will review the 2005 pool season / hours, increased utilities, security contract, insurance and current contracts during this process.  All efforts will be made to control cost.   The 2006 annual assessment rate will be approved at the October 2005 meeting.
