January 2007               Monthly Homeowners Meetings

The MCCIA board meeting was held on Thursday, January 11, 2007 – 7:00PM at the Fire Station on Landry.  Board members David Kopinitz, Celene Keserich, Shirley Maxey, Jill Chumley, and Mikel Fontana were present. One homeowner and one representatives of Sterling Association Service (Drew) attended the meeting.  

Minutes from the December 14, 2006 meeting were reviewed and approved.  The board reviewed and approved monthly management and collection reports for the period ending December 31, 2006.  

Deed restriction violations were reviewed and letters have been mailed out.  Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.  

The board continues to review the current guidelines for deed restriction letters and complete a fast track program for repeated violation of General Lawn Care – Mowing / Edging.  Any updates/modification will follow the Declaration of Covenants, Conditions and Restrictions of the Association.  

The board reviewed the collection report – all past due 2006 accounts have been turned over to the association attorney for collections.  2007 Assessment amounts will be forward to the attorney for all current accounts in the collections status on 02/01/07.  2007 Assessment are now due. 

No ACC forms were submitted for board review.  Residents are reminded that ACC forms must be submitted and approved prior to starting any repairs or improvements.  This would include painting, home, roof and fence repairs and or replacements.   Information and forms are available online at www.memorialchasecia.com  

The playground cushion boarder will be replaced with plastic pipe that will be donated to the neighborhood.   The work will be scheduled in the First quarter 2007 (weather permitting) and the park will be closed during the repairs.  

The board reviewed and approved the 2007 Annual Homeowners Meeting packet that will be mailed to all homeowners and posted on the association web site. The 2007 Annual Homeowners Meeting is scheduled to he held at Krahn Elementary on Thursday, February 8, 2007 at 7:00pm.    

The board reviewed the preliminary reports for 2006 year end.  Final year end closing reports will be presented to the board at the next meeting.  

Shirley suggested that the trash holidays be posted so residents are aware of days that collections will not take place.  These dates will be posted in the newsletter and can be found on the association web page.
