June   2006               Monthly Homeowners Meetings

The MCCIA board meeting was held on Thursday, June 06, 2006 – 7:00PM at the Fire Station on Landry.   Board members Jill Chumley, Linda Benge, Celene Keserich and Mikel Fontana were present. Three homeowners, one representatives of Sterling Association Service (Drew) attended the meeting. 

Minutes from the May 11, 2006 meeting were reviewed and approved.   The board reviewed and approved monthly management and collection reports for the period ending May 31, 2006. 

Homeowners expressed concern with people speeding in the neighborhood and not stopping at the stop signs.  The board will pass the information on to the security director plus the homeowner was advised to contact the Sheriff’s Department.  The issue of animals being allowed to roam free was discussed.  Residents are reminded that Harris County has a leash law and pets should always be on a leash when out in the neighborhood. 

Deed restriction violations were reviewed and letters have been mailed out.  Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.   Failure to address the issue could lead to attorney fees. 

Drew reported that certified letters had been mailed for all past due accounts.   All due accounts will be turned over to the attorney for collection if the accounts are not paid in full. 

The 2006 pool party will be on Saturday – May 20, 2006.  Information is being mailed out to all residents regarding the pool party and pool tag requests.  The association has updated the web page on the pool party and 2006 pool tag request.   Pool tags will be given out at the pool party. 

There were three ACC forms submitted for board review and approval.  Residents are reminded that ACC forms must be submitted and approved prior to starting any repairs or improvements.   ACC forms are required for roof and fence replacement. Mike reported that all pool tags with the exception of few that contact with the resident had not been made had been give out.   Pool tags are required for entry into the pool area.   Tags must be visible for the lifeguard to see when you enter the pool.   MCCIA residents cannot be a guest of another MCCIA resident.   All MCCIA residents are required to have their own pool tag to enter the pool area.  For more information on pool tags go to www.memorialchasecia.com  

The annual pool party was a great success – the weather was good and a large number of residents were able to attend the event. 

The board continues to review options for replacing the border around the playground ground cushion plus options for repainting the panels on the climbing structure.
