November 2005               Monthly Homeowners Meetings

The MCCIA board meeting was held on Thursday, November 10, 2005 – 7:00PM at the Fire Station on Landry.  Board members Linda Benge, Jill Chumley, Jennifer Moorhead, David Kopinitz and Mikel Fontana were present. Two homeowner and two representatives of Sterling Association Service (Drew & Leigh) attended the meeting.

One homeowner requested a break down on the annual budget.  Mikel reviewed the 2005 budget with the homeowner and discussed increases in the projected 2006 expenses. 

Minutes from the October 2005 meeting were reviewed and approved with one correction.  The board reviewed and approved the monthly management and collection reports for the period ending October 31, 2005.

 Deed restriction violations were reviewed and Sterling Association Services was requested to forward letters on all violations approved. Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.   Failure to address the issue could lead to attorney fees.  Residents are encouraged to contact the association to discuss any question regarding deed restriction issues. 

The board reviewed the 2005 collection report and requested Sterling ASI to provide the board some additional information on the current status of three accounts.  Resident that might have questions on past due accounts should contact Sterling ASI to obtain contact information for the association attorney’s office. 

The board discussed the possibility of extending spraying the area for mosquitoes past the end of the month of November.   The board will review this option again before the end of the month. 

There were no ACC forms submitted for board approval.   Residents are reminded that ACC forms must be submitted and approved prior to starting any repairs or improvements.   Information and forms are available online at www.memorialchasecia.com  

Mikel provided the board a recap of a Crime Watch meeting that was held at the MCHOA clubhouse.  Additional details will be provided to the board and residents, as they are available.  The Crime Watch meetings are open to all Memorial Chase residents.

The next meeting will held on Thursday, December 08, 2005 – 7:00PM at the Fire Station on Landry.  All residents are invited to attend.
