October  2006               Monthly Homeowners Meetings

The MCCIA board meeting was held on Thursday, October 12, 2006 – 7:00PM at the Fire Station on Landry.   Board members David Kopinitz, Celene Keserich, Ken Schiller and Mikel Fontana were present. Three homeowners, one guest and one representatives of Sterling Association Service (Drew) attended the meeting.  

Minutes from the September 14, 2006 meeting were reviewed and approved.   The board reviewed and approved monthly management and collection reports for the period ending September 30, 2006  

Deed restriction violations were reviewed and letters have been mailed out.  Residents are requested to contact the Sterling ASI at 281-447-3388 if they have questions or updates on deed restrictions.  Residents are reminded that the painting and or staining of fencing was not permitted due to the possible impact of multi-color fences in the neighborhood.  

The board will review the current guidelines for deed restriction letters and complete a fast track program for repeated violation of General Lawn Care – Mowing / Edging.  Any updates/modification will follow the Declaration of Covenants, Conditions and Restrictions of the Association.  

The board reviewed the collection report – all past due accounts have been turned over to the association attorney for collections.  

One ACC form was submitted for board review and approval.  Residents are reminded that ACC forms must be submitted and approved prior to starting any repairs or improvements.  This would include painting, home, roof and fence repairs and or replacements.   Information and forms are available online at www.memorialchasecia.com  

The playground cushion boarder will be replaced with plastic pipe that will be donated to the neighborhood.   The replacement of the boarder will take place before the end of the year. 

The board reviewed and approved the 2007 MCCIA budget and set the 2007 assessment rate at $ 325.00.  2007 Assessment notification will be mailed out in October 2006 to allow residents to take advantage of the payment plan offer.  

Celene Keserich was appointed as Secretary a position that was open with Linda Benge resigning from the board.  The board would like to thank Linda fore her time and service to the community while she severed on the board.  Residents interested in serving on the board are invited to attend the monthly meetings.
